How We Run a Build-Out

Most contractors describe the same generic five-step process. Here is what is actually different about working with us:

We start with your lease. Before we estimate anything, we ask to review your lease and any landlord work letter.  However, what the landlord delivers, what you are responsible for, and what the TI allowance covers are usually buried in fine print; this is where build-outs go sideways. We will flag what matters before you sign a construction contract.

We walk the space with you. On site, we identify what is already in place as far as existing plumbing rough-ins, electrical capacity, HVAC, ceiling grid, etc. We also identify what has to change. This is where most surprises get caught, before they become change orders.

We help define scope before pricing. If you do not have drawings yet, we will tell you whether you need an architect, a designer, or a good set of working sketches. We do not push you into more drawings than your project actually needs.

We give you a clear proposal. Line-item, no vague allowances buried in the total.

We coordinate every trade and every inspection. One schedule, one point of contact, and updates that actually tell you where things stand.

We finish the punch list. This is where many contractors disappear. We do not.

Tenant Improvement Allowances and Turnkey Build-outs

Most commercial leases involve a conversation about who pays for what and that conversation is where many tenants get caught off guard.

Tenant improvement allowance. The landlord agrees to provide a set amount toward improvements inside the space. The tenant typically hires the contractor and manages the build-out, depending on lease terms. We can help you figure out what your allowance will realistically cover and where you may need to bring your own budget.

Turnkey build-out. The landlord hires the contractor and delivers the space ready for the tenant to move in and operate. We work directly with property owners and managers on these while building tenant-ready spaces on the schedule the lease requires.

Every lease is different. The earlier we get involved, the fewer surprises later.
